Vanguard Properties wanted to reposition in luxury real estate, but the One Club entry says its communication looked too much like mid-market property advertising: buildings, apartment types and square meters.

DJ found a sharper proof point. In a luxury home, what really differentiates the product is often the detail people do not notice. The campaign focused on mundane components, including a door stop and a shower drain, to imply obsessive care across the rest of the home.

The execution turned restraint into status. According to the award entry, the films reached 2,840,189 views, 2,404,429 people, 135,025 interactions and 5.6% engagement, earning a CCP Festival shortlist.

The ignored detail proves the premium claim

It made the premium promise concrete without relying on generic beauty shots.

The smallest components carried the largest credibility burden.

By refusing category cliches, the campaign itself behaved like the exclusivity it promised.

For premium products, proof can live in the least glamorous component if that component signals the maker's standards.

The films The Door Stop and The Shower Drain became shortlisted work at the 2025 CCP Festival. The useful pattern is inversion: when every rival advertises the obvious asset, show the overlooked proof instead.
